SEE provides professional engineering services through the entire production of a new building. During the design development stage, SEE assists with a multitude of design services, including drawing review and energy modelling. As the project progresses, SEE performs in-field review and testing to assess the quality of the contractors’ work and determine general conformance with the contract documents. SEE guides projects into the post-construction phase with deficiency resolution and commissioning. Our personnel stay consistent from start to finish to maintain project integrity.
DESIGN SERVICES
ENVELOPE DETAIL DRAWINGS
We assist the architects with the preparation of building envelope details, and we are also able to provide a project specific Details Book to accompany their design drawings.
ENERGY MODELLING
We perform modelling of entire building accounting for mechanical systems, electrical loads and building envelope performance.
THERMAL BRIDGING ANALYSIS
One-, two- and three-dimensional modeling using computer-aided steady state finite element software to establish effective thermal resistance values (R-value and U-value) of building assemblies; as well as thermal bridging effects (psi-value and chi-value) for project-specific construction details.
HYGROTHERMAL MODELLING
SEE has developed in-house software using industry-accepted steady state calculation methods which enables us to quickly and efficiently model roof, wall and floor assemblies and determine effective assembly thermal resistance and assess for condensation potential. Where added levels of verification are required, we will use comprehensive dynamic hygrothermal modeling software, such as WUFI 2D, to assess wetting risks and drying potentials using hourly calculations and local weather data.
FIELD SERVICES
QUALITY ASSURANCE FIELD REVIEWS
We assist owners, architects, builders by attending construction sites to assess the general quality of the contractor’s work and determine general conformance with the contract documents for the project, as it relates to the building envelope. Field reviews are not to be construed as a substitute for the contractor’s quality control program, nor must they be considered a certification or warranty of the work. ROPE ACCESS AND BOSUN CHAIR FIELD REVIEWS
Taking our field reviews to new heights, our staff is trained and certified as SPRAT Rope Access Technicians to provide an up-close visual review and assess in situ conditions of existing and new construction buildings of any height.
FIELD TESTING
Provide testing of building envelope components including sample testing of installed windows per ASTM E 1105 and testing of roof system wind uplift per ASTM E907-96 . Roof membrane sub-contractor “handover assessment” report, and moisture scanning.
BLOWER DOOR AIR TIGHTNESS TESTING
An energy model is only as good as its assumptions. SEE performs air tightness testing of the building envelope at mid construction or end project in accordance with Step Code and VBBL requirements.
POST CONSTRUCTION
DEFICIENCY RESOLUTION
There are inevitably challenges with the project where design and construction meet at the building site. We will work with the design and construction team to assist in resolving outstanding issues in the most effective way possible.
COMMISSIONING
Building commissioning involves facilitation and documentation of design and construction, as well as verification that the building systems conform to the owner’s project requirements. Documentation during the design and construction process provides reference material for the owner during the service life of the building to assist in maintenance and planning of capital projects. Verification of the building systems ensures that the owner’s project requirements are met as effectively as possible.
